Marketing
- Extensive advertising in MLS, company website, print media, and various Internet sites to attract the most qualified prospective tenants.
- Network with local realtors and encourage them to show property.
- Coordinate and personally show property to prospective tenants.
- Provide follow-up with all viable tenant leads.
Tenant Screening
- Obtain completed rental application for all persons over 18 who will live in the property.
- Conduct thorough background screening for employment and income verification, previous dispossessory filings, credit ranking, and criminal felony warrants.
Management Services
- Prepare all documents and comply with Fair Housing Laws and other disclosures or regulations where applicable.
- Perform move-in/move-out property management inspections with tenant(s).
- Collect monthly rent and timely provide detailed income and expense statements to the owner.
- Negotiate annual lease renewals.
- Enforce lease terms and counsel tenant as needed.
- Initiate eviction proceedings when necessary.
- Provide routine quarterly property inspections and replace A/C and furnace filters.
- Discuss with owner any necessary property repairs and coordinate repairs with qualified tradespersons.
